Landlord’s Fees

FIND ONLY
Once only Flat Fee £450

  • Advise on preparing property for letting
  • Market the property
  • Erect board
  • Conduct viewings
  • Reference applicant
  • Take holding deposit
  • Take first month’s rent
  • Register deposit
  • Ingoing Inventory (recommended) can be arranged (chargeable)
  • Advise on compliance with Health & Safety Regulations (gas certs, EPC, Legionella Risk Assessment etc)

RENT COLLECTION SERVICE
10% of the monthly rent for the duration of the tenancy plus once only Flat Fee £450

(additional charges if applicable – see end table)

As FIND ONLY plus:

  • Collect rental payments and forward to you
  • Provide monthly statement & annual report if required
  • Advise Utility companies of new tenancy
  • Remind when renewals, gas checks etc are due and action if required (see charges)
  • Advise on compliance with Health & Safety Regulations (gas certs, electrical safety test, EPC, Legionella Risk Assessment etc) and arrange if necessary*

FULLY MANAGED SERVICE
12.5% of the monthly rent for the duration of the tenancy plus once only Flat Fee of £450

(additional charges if applicable – see end table)

As all of the above Plus:

  • Organise safety checks – Landlord’s Gas Certificate, smoke & carbon monoxide alarms
  • Arrange ingoing Inventory – see below
  • Arrange for appropriate tradesmen to affect necessary repairs and decoration to maximum cost of £250. In excess of this amount we will obtain your approval first except in case of an emergency
  • Regular inspection visits with report
  • Ongoing management of property
  • Agent to act as keyholder
  • Assist with End of Tenancy process and deposit return

All fees are payable at the commencement of the tenancy period

TABLE OF FEES:

Flat fee £450 incl refs, tenancy agreement, Deposit Protection charge

Additional referencing fee – £50 per applicant

Arrange for ingoing cleaning of the property prior to occupation – individual quotes per property

Ingoing & Outgoing Inventory charged as per property dependant on size etc

Tenancy Renewal charge – £50

Compliance with Health & Safety Regulations (gas certificates, electrical safety test, EPC, Legionella Risk Assessment etc) – price on application

Installation of smoke & carbon monoxide alarms – price on application

Additional property visits if required – £50

If a tenant is found for the property, suitable references received and the landlord does not proceed, then a fee of £250 is payable to the agent
