Managed Property 
Once suitable tenants are found for your property, 
we then obtain references and arrange for them to 
be credit checked. We co-ordinate the new tenants' 
occupation of the property and advise the utility 
services ( gas electricity water etc) of ingoing meter 
readings. Legal documentation including the 
Assured Shorthold Tenancy agreement and 
Section 21 notice is served. A full inventory is 
also included in the fee. At the end of the lease, 
we supervise the vacating and checking-out of 
the property . 
We monitor the property throughout the tenancy 
to ensure it is maintained in the required standard 
and deal with any necessary repairs subject to 
landlord's approval. Monthly rent is collected and 
paid into your bank account minus our fee, and we 
then send you a monthly detailed statement. 
Let Only 
We also operate a "Let Only" service for those 
landlords who wish to manage their property 
themselves. Here we will find a suitable tenant, 
obtain references and credit checks, raise all legal 
documentation, take the first month's rent and 
deposit on your behalf then, once checked into
the property, hand over to you.

where we have been active in finding 
accommodation for professional people moving 
to the area. Many companies welcome the opportunity 
of having a kind of "Relocation Guide" to transport 
senior personnel and their families around several 
properties within a given area, advising of local 
facilities, schools, golf courses etc. covering virtually 
every possible need and requirement.

TENANTS 
Making an Appointment 
Once you have found a suitable property 
that you wish to view, please contact our office
to arrange an appointment. All viewings are 
conducted by a professional member of staff 
who can arrange to either meet you at the property 
or at our office. 
Minimum Rental Period 
The minimum rental period is six months. 
Tenancy Agreement 
Once you have decided on a property, we 
need to take up the relevant references prior to 
completing your Assured Shorthold Tenancy 
Agreement. They consist of: Bank reference, 
Employers reference (or accountant details if 
Self Employed), current or previous Landlord 
and a credit check. 
Before the commencement of the tenancy, you 
will be required to make the following payments 
which must be made by BANKER'S DRAFT, 
BUILDING SOCIETY CHEQUE OR CASH – 
PERSONAL CHEQUES WILL ONLY BE 
ACCEPTABLE AFTER A PERIOD OF 7 DAYS 
HAS ELAPSED TO ALLOW CLEARANCE* 
  1. £150 administration charge and 
    reservation deposit per adult 
    tenant prior to obtaining references. 
    This sum is not refundable. 
  2. The first month's rent in advance 
    in cleared funds – if cheque, see 
    above 
  3. A month and a half's rent as a 
    deposit/bond. Please note that 
    deposits or apportions thereof will 
    be repaid within 4 weeks of the end 
    of the tenancy to the original payee. 
    The deposit cannot be set against 
    any rent payments due. 
  4. All properties are exclusive of 
    Council Tax, Utilities – water, 
    electricity, gas and telephone bills. 
  5.  Please note – all tenancies are subject 
    to a Credit Reference and the 
    Landlord's final approval. 
 Should you decide not to proceed with the proposed 
tenancy or the responses we receive are unsuitable, 
the deposit and Administration fees cannot be refunded. 
If, however, the Landlord decides not to proceed, 
ees will be refunded in full.
